25 Feb MTD for Income Tax Landlords – Rescue Guide
Hi, I’m Dan Harrison, Director at Harrison’s Accountancy. If you’re a landlord, you’ve probably heard the whispers (or maybe the shouts) about "Making Tax Digital" or MTD for a while now. It’s been delayed a few times, but the finish line is finally in sight.
As we sit here in February 2026, the big change is just around the corner. By April 2026, the way many of you report your rental income to HMRC is going to change forever. I know "tax reform" usually sounds about as fun as a leaky roof on a Sunday night, but I’m here to tell you it doesn't have to be a nightmare. In fact, with the right setup, it might actually make your life a whole lot easier.
At Harrison’s Accountancy, we’re not just here to crunch numbers; we’re here to make sure you’re ready for the future without the stress. Based right here in Biggleswade, we provide a personalised service that treats you like a person, not a tax code.
What exactly is MTD for Income Tax?
The short version: You’ll be swapping your once-a-year tax return for digital record-keeping and quarterly updates.
Currently, most landlords gather all their receipts, statements, and spreadsheets once a year and send them over to us (or brave the HMRC portal themselves) to file a Self Assessment return by January 31st.
Making Tax Digital for Income Tax Self Assessment (ITSA) changes that. Instead of one big deadline, you’ll use HMRC-compatible software to keep digital records of your income and expenses. Then, every three months, you’ll send a summary to HMRC. At the end of the year, you’ll finalise everything with a "Final Declaration."
It sounds like more work, but the goal is to give you a real-time view of how much tax you owe, so you aren’t hit with a massive, unexpected bill in January.

Who needs to act, and when?
The rollout is happening in two main stages based on how much rental (and business) income you bring in.
HMRC has set the thresholds based on your "gross" income. That means the total amount of rent you receive before you take away any expenses like repairs or management fees.
- April 2026: If you are a landlord (or self-employed) with an annual income over £50,000, you must be ready by April 6, 2026.
- April 2027: If your annual income is over £30,000, your turn starts in April 2027.
If you earn less than £30,000, the government is still reviewing how MTD will apply to you, so stay tuned. But for those in the £30k+ bracket, the clock is ticking. If you own property jointly, remember that the threshold usually applies to your individual share of the income.
The New Rhythm: Quarterly Updates
Forget the January panic: MTD introduces a year-round cycle of reporting.
Under MTD, you’ll have four key dates throughout the year to submit your summaries. These aren't full tax returns; they are just snapshots of your digital records. The deadlines are generally:
- 7th August
- 7th November
- 7th February
- 7th May
Once those four updates are done, you’ll complete a Final Declaration by the following January 31st. This is where you claim things like reliefs and declare other income (like bank interest or gains).
The biggest takeaway here is that you must use software. HMRC will no longer allow you to just type numbers into their website manually for these updates. You need a bridge between your records and their system.

Practical Step 1: The "Separate Bank Account" Trick
If you do one thing today to prepare, let it be this: get a dedicated bank account for your property business.
Many landlords still have rent coming into their personal bank account, mixed in with their grocery shopping, Netflix subscriptions, and gym memberships. When it comes time to do the books, you have to spend hours highlighting which transaction is which.
With MTD, that "highlighting" happens every three months. To save yourself (and us!) a massive headache, set up a separate bank account just for your rental income and expenses. This way, when we link your bank to your accounting software, every single transaction is relevant. It makes your bookkeeping incredibly clean and fast.
Practical Step 2: Choosing the Right Software (Spoiler: It’s Xero)
To comply with MTD, you need software that talks to HMRC. We recommend Xero.
At Harrison’s Accountancy, we are Xero Platinum Champions. This isn't just a fancy title; it means we live and breathe this software and we’ve helped hundreds of clients transition to it.
Why Xero?
- Automation: It connects to your bank account and pulls in transactions automatically.
- The App: You can snap a photo of a repair receipt on your phone, and it’s uploaded instantly. No more shoeboxes full of fading paper!
- Real-time Data: You can see exactly how much profit you’re making (and how much tax you should set aside) at any moment.
- Collaboration: We can see the same data you see, meaning we can jump in and help you if something looks wrong.
Transitioning to software might feel daunting if you’ve always used a ledger or a basic spreadsheet, but we’re here to walk you through it. We offer training and support to make sure you’re confident using the platform long before the deadline hits.

How Harrison’s Accountancy Can Help
We’re more than just tax filers; we’re your partners in this transition.
Located in the town of Biggleswade, we pride ourselves on being a local firm that understands our community. Whether you have one property or a growing portfolio, we offer a self-assessment service that is tailored specifically to you.
When you work with us for MTD, we don't just give you a login to a piece of software and wish you luck. We:
- Assess your status: We’ll help you figure out exactly when you need to join MTD.
- Setup & Migration: We’ll set up your Xero account and move your old records over.
- Training: We’ll show you how to use the app so you can manage your records on the go.
- Review: We check your quarterly updates to ensure everything is categorized correctly before they go to HMRC.
- The Final Declaration: We handle the complex end-of-year bits to make sure you’re paying the right amount of tax: not a penny more.
What about Joint Properties and Letting Agents?
Don't worry, the "unusual" stuff has been thought of.
If you own a property with a spouse or partner, you’ll both likely need to report your share of the income through MTD if your individual total qualifying income is over the threshold.
If you use a letting agent, you’re still responsible for keeping digital records. You’ll need to make sure your agent can provide you with a digital summary of the rent collected and the fees/repairs they’ve paid for on your behalf. Most modern agents are already preparing for this, but it’s worth having a chat with them now to see how they plan to support you.

Why you shouldn't wait until April 2026
The biggest mistake you can make is waiting until the month before the deadline.
Starting now gives you time to get used to the software, clean up your banking, and find a rhythm with your record-keeping. If you start using Xero today, by the time April 2026 rolls around, MTD will just be a "push of a button" for you, rather than a frantic scramble.
HMRC has also made it clear that there will be a points-based penalty system for late submissions. You don't want to be the one testing how that system works!
